How long is the leasehold? What happens when the lease runs out?The villa prices cover a 25-year leasehold period that begins after construction – you do not lose any time to construction. Additionally, we offer the option to start the leasehold with 35 years instead of 25 years by purchasing a 10-year extension at a fixed price of USD $10k to $30k for 1 to 3-bedroom villas. Leaseholds in Bali rarely run out. Extensions provide an ongoing income for Indonesia landowners, and if the contracts are properly prepared, leaseholders maintain the right to extend their lease. We have ensured that our buyers will have the right to extend their leasehold in the future by paying the land market value at the time of extending. Of course, you retain the right to sell your leasehold property at any time, providing you with flexibility and options throughout the lease period

As a foreigner, can I buy and fully own a property in Bali under my name?Yes, absolutely! Foreigners are legally permitted to own leasehold properties outright in their names in Indonesia. The process does not require you to live in Indonesia, obtain a visa, or have a residency status. You can buy a leasehold property and have it 100% under your name. Can I buy a Mazari villa as a freehold instead of leasehold?Our villas are only available as leaseholds. It's important to note that foreigners are not permitted to own freehold properties under their names in Indonesia. To acquire a freehold property, you would need to set up a company with a minimum investment of approximately USD $650k. However, even in this case, the foreign-owned company must convert the freehold right into a time-limited ownership right, and will have to apply for extensions with the government for up to 80 years to maintain their ownership of the property. We generally do not recommend that foreigners pursue the freehold option due to the high cost and additional expenses involved, which significantly reduce the Return on Investment (ROI) compared to a leasehold property. What is the payment plan?Our payment plan allows to pay in five to six installments over the construction period instead of paying 100% upfront. Below is the current payment plan. Note that there is some flexibility to adjust the installment percentages but this may increase your villa price. Full payment is required by the construction completion date of June 2024. Payment 1: 30% Payment 2: 30% Payment 3: 20% Payment 4: 10% Payment 5, April/May 2024 (upon construction completion): 5% Payment 6, June 2024 (upon villa landscaping and furnishing completion): 5%

Do you offer any financing options?Unfortunately, there are no financing options for foreigners in Indonesia. You will need to secure financing in your home country before buying a villa.

How is the construction quality guaranteed?Extended 5-year warranty: We offer a 5-year warranty, setting a higher standard compared to the typical one-year warranty in Bali. We adhere to rigorous building standards, allowing us to confidently offer this extended warranty, ensuring your peace of mind. Transparent contracts: Our purchase contracts provide comprehensive details of the finishing materials, sanitary ware brands, and appliance brands that will be installed in your villa. This transparency enables you to hold us accountable for delivering a high-quality finishing.

What happens if the villas are not completed on time?Rest assured, the villa complex will be delivered on time. However, in the unlikely event of construction delays, you are financially protected with penalties on us, which will reduce your villa price for each day of the delay. If we experience a delay of more than two months, you will have the right to cancel your purchase and receive a full refund. Our experienced building team is dedicated to ensuring timely completion without compromising on quality.

Has construction started? When will construction finish?Yes, absolutely. We started construction in February 2023 and the whole complex will be completed in June 2024.

Are the villas delivered fully furnished?Yes, absolutely. The villas will come equipped with everything you'll need on a day-to-day basis. Each villa is thoughtfully furnished with all the essentials, from sofas to bedsheets and cutlery. Our purchase contracts provide a comprehensive list of all the furnishing items and appliances included with each villa.

Do I need a bank account in Indonesia to receive my rental income?Not necessarily. You are not required to have a local bank account in Indonesia to receive your rental income. We offer the convenience of sending villa rental revenues directly to international bank accounts. However, should you wish to have a local bank account, we can assist you with the process.

How was the return of investment (ROI) estimated?The estimated 20%+ ROI is derived from grounded estimations, using extensive data analytics on current average performance of modern, professionally managed villas in Bingin, Uluwatu. It's essential to understand that ROIs should be viewed as averages over the long term and can vary in the short term, with some months performing much better than others.

How realistic is the ROI?Our estimations provide a realistic outlook on the potential returns you can expect from your investment. However, we encourage you to consider investing with a long-term perspective to fully capitalize on the potential benefits of your villa investment, especially in this newly developing location that yet to reach a mature development stage. I’m ready to buy, what is the process?Contact us to reserve your villa worry-free for up to 14 days with only a USD $2000 refundable deposit while you review the villa contracts. If you are satisfied with the contracts, we’ll sign the agreements and invoice you for the first deposit. If not, we’ll refund you the reservation deposit.
